Identifying the Positives When Selling a House

Whether you’re selling an Epsom townhouse or CBD apartment, there are some factors which remain the same. A thorough decluttering, a well-cleaned interior, the removal of personal items and excess furniture stored elsewhere are pretty standard things to do. However, a house which has a wow factor gives buyers something to remember. This requires you to identify and then showcase the positive aspects to buyers in ways which they can’t help but notice.

When identifying the good things about a house, put yourself into the shoes of your buyer. Starting from the front door, take a walk through your home, noticing things such as:

  • wide open spaces

  • windows and views

  • large rooms

  • storage areas

  • indoor outdoor flow

  • modern appliances

  • quirky or unique features

  • lighting

  • temperature

Now think about what your buyer would enjoy about each of these things. How will they enhance their lifestyle if they purchased your home? Which of these identified aspects needs further improvements to transform them into something even more positive? From here, it’s time to highlight the positives.

Showcasing the Positives When Selling a House

There are likely to be things you love about your home, just as there are things you don’t like quite so much. The good thing about showcasing the positives is that it detracts from the not so positive aspects. Once you have identified the positive things of your home, it’s time to start dressing it with:

  • well-placed furniture – position furniture to avoid doors and windows, letting buyers see how they would access each room and the outdoors

  • right size furniture – a cute and cosy room can look cramped with ill-fitting furniture. But when dressed with the right size armchair and coffee table, look inviting and welcoming.

  • window dressings – adding tiebacks to curtains can encourage buyers to see the stunning view or garden outdoors.

  • adding texture and touch – a soft throw on a bed or different coloured cushions on the sofa can help highlight the neutral colour scheme of a home. This shows the buyers that their belongings will fit nicely with the existing décor, as well as giving them ideas on adding their own personal touches.

  • rugs can help showcase a beautiful type of flooring, or when placed by a fireplace, encourage romantic and cosy evenings by the fire.
