Whether you are wanting to sell or seeking high quality tenants, home staging a townhouse before listing is highly recommended. As expert Auckland based townhouse stagers, we have the knowledge and experience to do this well, and today we’re sharing some of the dos and don’ts when it comes to staging a townhouse.
Dos and Don’ts When Home Staging a Townhouse
To help your townhouse achieve a great purchase price or the best tenants, home staging can help. Here are our top dos and don’ts to get you started:
DO remove personal items such as family photographs, artwork and decorations that show your interests and personality.
DON’T cover your windows or remove any lighting fixtures, as it is important to keep the inside bright and airy.
DO declutter both inside and out, removing excess furniture, ornaments and overflowing closets! We can help you to select a few great indoor plants which can enhance any room.
DON’T go overboard and remove too much furniture. If your furniture is old or broken, chat with us about using our hire furniture service.
DO remember to focus on curb appeal too! Right from the letterbox to the front door, remove rubbish and tidy the garden. Ensure the doorway is clutter free, the door painted, the lighting and the doorbell are in working order.
DON’T use bold or bright colours, other than as accessory pieces. Neutral décor is preferred when staging a townhouse, as the perspective buyer or tenant needs to be able to visualise themselves living there.
DO give the property a thorough clean inside and out. From removing cobwebs on the ceiling through to cleaning the oven and washing the windows, a clean property shows interested parties that it is well looked after.
DON’T use strong perfumes or incense as this can be incredibly off putting for buyers and tenants. Scents are best left natural, such as fresh flowers and plenty of fresh air!
